(1)  Fixed rate mortgages

Available in 10, 15, 20, 25, 30 and 40 year fixed rate mortgages.  The payment consists of principal and interest for the life of the loan.

(2) Interest only fixed rate mortgages 

Interest-only loans have an initial time frame in which only interest is paid, followed by a period of time in which the payment goes up in order to pay down the loan's balance. This is different than traditional mortgages, where the payment consists of principal and interest for the life of the loan. This is a great loan if you expect to own your home for short period of time and principal reduction is not necessary 

(3) Fixed and adjustable rate combination  

Get a low rate that is fixed for an initial payment period (1, 3, 5, 7 or 10 years) with an adjustable-rate mortgage that follows that fixed initial period. This is a good loan if you plan on keeping home less than 10 years or if you think interest may fall in the next few years.
